2. Do I need an architect for my project?
Yes. An architect can unlock the full potential of your project (no matter whether the project is residential or commercial), improve layout, light and value, and help navigate approvals and construction.
3. What does an architect actually do?
An architect designs your project, prepares drawings, manages approvals (DA/CDC), coordinates consultants and provides project management for all regulatory planning submissions. We can also provide contract administration and advice during construction to mitigate complications, delays and ensure quality.

4. How much does an architect cost?
Fees vary depending on the project’s scope and complexity. They are typically structured as a fixed fee for defined stages however if you are unsure of your scope, we can also work on hourly rates. We are always happy to discuss your needs and provide a free no-obligation quotation for your project.

Design & Process
7. How long does the design process take?
Every project is different as more complex projects take more time. Approvals and documentation may take several months depending on complexity and Council requirements. We are always happy to discuss your individual project and circumstance.

9. Will I be involved in the design process?
Absolutely. Collaboration is essential, we guide the process, but your input shapes the outcome.
Planning & Approvals
10. Do you handle Council approvals?
Yes. We coordinate Development Applications (DA), Complying Development Certificates (CDC), Construction Certificates (CC), Occupation Certificates (OC) and work with Councils, certifiers and planning authorities on your behalf.
11. What is the difference between DA and CDC?
A DA is an initial planning application lodged with Council for approval and requires a second construction application called a CC. A CDC is a single faster approval pathway for compliant projects under State planning rules. CDCs are always our preferred approval pathway however are not available for all projects.
12. Can you help with difficult sites or planning issues?
Yes. We specialise in complex sites including heritage, heritage conservation areas, sloping land, bushfire, ecology, flood, overland flow, constrained urban sites and have extensive experience in our local Council areas.
13. My property has a lot of trees, what do I do?
Trees can significantly influence what you can build, especially if they are protected or located within conservation areas. An architect can work with arborists to assess which trees must be retained and design around them, often turning them into a feature of the project. Early planning is key to avoid delays and ensure Council compliance.
14. My Development Application has been refused, can you help?
Yes. A refused DA is not the end of the process. Where others have failed, we can review the reasons for refusal, identify planning issues and redesign the proposal to improve compliance. We can also assist with appeals through the Land and Environment Court. A strategic architectural approach can often unlock an approval pathway.

15. Do you only work on residential projects?

Yes. We assist with feasibility studies, yield optimisation, planning strategy plus full design and project management of your regulatory submissions.
17. Can you design for heritage homes?

18. My home is in a Heritage Conservation Area (HCA), what does this mean?
Being in an HCA means your property contributes to the character of the area, and any changes must be sensitive to that context. This doesn’t prevent development, but it does require a thoughtful design approach. An architect can help balance heritage considerations with modern living, ensuring your project meets council requirements while still achieving a high-quality outcome. No, but we have experience working with several reputable builders who we can put you in contact with. We can also assist in tendering to find the right builder to fit your project needs.
20. Will you stay involved during construction?
Yes, we can provide contract administration services to ensure the design is delivered as intended. In fact, we love staying connected from conception to completion and watching our projects come to life.
