16 units under State Environmental Planning Policy (Affordable Rental Housing) 2009 Hornsby Council

McCullum Ashby Architects were engaged to prepare a development application for apartments / units on and existing residential site. The proposal was lodged under the State Environmental Planning Policy (Affordable Rental Housing) 2009. We recently obtained development application consent / approval to enable the developer to either sell the site with a DA approval or construct the development.
The Affordable Rental Housing SEPP allows development on properties in some low density areas which are either 400m from a qualifying bus stop or 800m from a railway station as long as the sites are zoned to permit the type of development proposed. The types of development can include In-fill Development, Granny flats/ secondary dwellings, new generation boarding houses, Social Housing, Group Homes, Supportive Housing.
Our client is extremely happy that we achieved 16 units on 2300sqm which was made up of 14x 2 bedroom 70sqm = 2x 1 bedroom. All car parking is on grade to reduce construction costs and time-frame for the build. The client has to only hold 20% of the development or 4 units as affordable rental for 10 years due to the total floor space of 1142sqm or 0.50:1 ratio. The rest can be sold as strata title immediately. If the client chose to sell the last 4 units they would have a restriction on their rental return until the 10 year period is up.
