<p>Many homeowners are surprised to discover how complex the Council approval process can become when heritage controls apply. Poorly considered designs, inadequate heritage responses and a lack of local experience can lead to expensive redesigns, lengthy delays, or refused applications.</p>

				<content:encoded><![CDATA[<p>On 28 November 2023, the NSW State Government announced proposed sweeping changes to fast track low and mid-rise housing on R2 and R3 zoned land.<br />
<em> ‘The Government is announcing changes that will fast-track a greater diversity of homes like residential flat buildings of 3-6 storeys, terraces, townhouses, duplexes and smaller 1-2 storey apartment blocks in suburbs where they are not currently allowed…including allowing dual occupancies (two separate homes on a single lot), such as duplexes, in all R2 low density residential zones across all of NSW.’</em><br />
Whilst the specific details of this new State Environmental Planning Policy (SEPP) are currently unknown, it is anticipated that the plans will go on public exhibition for public feedback from next week. We will update this post with the relevant link once it becomes available.</p>

				<content:encoded><![CDATA[<p>Work is now complete on our Parramatta commercial office tower. </p>
<p>The project features a new curtain wall façade, reconfigured ground floor retail tenancies as well as lobby upgrade and new end of trip facilities. The interior design features an elegant neutral palette of natural stone to the walls as well as feature Liquid Tin wall finish from @porterspaints  to the internal columns and mezzanine. The use of a series of ring lights to offset the existing geometry making the entry a striking contemporary architectural space. </p>
<p>Bringing this tired 1980s foyer into the 21st century could not have happened without our great client and the hard work of the head contractor @lipmanptyltd. </p>
