The site is zoned R3 Medium Density Residential, supporting a transition in built form from detached housing to more compact residential typologies.

Constraints & Opportunities
Comprising three separate lots with existing single dwellings, the site is surrounded by older apartment buildings, establishing a precedent for increased density. The land slopes from rear to front, with a rectangular configuration and a northern aspect to the side boundary. These conditions required careful consideration of access, levels and solar amenity, while also presenting an opportunity to introduce a more efficient and contemporary housing model.

Design Strategy
The architectural design proposes ten Class 1a terrace dwellings arranged in two rows, with five addressing the street and five positioned to the rear. Each dwelling is provided with a double lock-up garage at ground level, with the centre of the site carefully excavated to allow the primary living areas to sit at natural ground level. This approach reduces perceived bulk and improves internal amenity. The design adopts a contemporary interpretation of the terrace typology, using clean lines, articulated forms and modern materials to create a cohesive and legible built form.

Approval Pathway
The Development Application was assessed under Council’s Local Environmental Plan (LEP) and Development Control Plan (DCP), reflecting a compliant and well-resolved planning outcome.

This project highlights how considered architectural design can deliver efficient, site-responsive housing within a medium-density zone. By aligning built form, topography and planning controls, the scheme achieves a balanced outcome that enhances site value while responding to its changing urban context.
