Constraints & Opportunities
The development comprises 13 separate mostly battle-axe lots, each accommodating an individual dwelling under a Torrens title subdivision. The land slopes from west to east, requiring careful resolution of levels and access. This topography presented challenges in maintaining consistency across dwellings, while also offering an opportunity to create a dynamic, stepped streetscape.
Design Strategy
The architectural design includes 13 contemporary Class 1a dwellings, each individually designed yet unified through a consistent architectural language. The homes are staggered down the slope to respond to the natural fall of the land, reducing visual bulk and improving site integration. Each dwelling incorporates a ground level double lock-up garage, accessed via a shared communal driveway that efficiently services the subdivision. The variation in form and layout across the dwellings creates a sense of individuality while maintaining an overall cohesive identity.
Approval Pathway
The subdivision and dwelling designs were delivered under a Torrens title framework in accordance with Council’s Local Environmental Plan (LEP) and Development Control Plan (DCP) controls.
