The client brief was for a seniors housing development and to maximise the development potential of the site. The architectural design consists of attached and detached dwellings in a villa style arrangement. The dwellings allow for single storey living with ground floor master bedroom suites whilst providing two additional bedrooms in an attic style roof minimising the impact of the building bulk on neighbouring properties. Under the SEPP, equitable access from the site to the nearest bus stop was required which did not comply as it exceeded the required 400m. A clause 4.6 variation was prepared and the application was approved following consideration by the Land and Environment Court.
