Two more dual occupancy’s approved in Ryde Council

McCullum Ashby Architects  recently obtained Development Application approval for two dual occupancies in Pratten Avenue in the City of Ryde Council. Both Development Applications were lodged prior to the recent changes in planning legislation which previously prohibited sub-division however, now the owner can apply to strata subdivide the properties under the new Ryde Local Environmental Plan 2014. We achieved a floor space ratio of 0.49:1 & 0.5:1 on each of the lots respectively which is a great result as often maximum floor space can be difficult to achieve due to overshadowing or other site constraints. Through the use of clever design, we were however able to maximise the development potential of each site. In addition to this, in order to provide the developer with cost efficiencies in construction, we adapted the dwelling design to work both on the first lot which was a regular allotment as well as the second lot which was a corner allotment.
