ullum Ashby Architects are pleased to announce that works have completed on another quality seniors living development. The project involved the construction of seven generous luxury homes each with an abundance of light and space. The location, surrounded by beautiful blue gum high forest and turpentine, adjoins a heritage item and when combined added a high level of complexity to the original DA application. The application was approved through a section 34 conference undertaken via the land & environment court. The DA was a great outcome for the property considering the heavy constraints involved such as trees, bush-fire zoning, proximity to the public transport, new footpath works and adjoining the heritage items. The completed homes are listed for sale under the name of the Mayfair development by Chadwick Real Estate Turramurra.

The property address is 85 & 85a Braeside St Wahroonga.

Finished university and looking to jump start your career?

Do you want to join a small team of creative, energetic and talented architects?

Do you enjoy challenging yourself and want an opportunity to make an impact in design and help clients realise their vision?

If you are a freshly trained and enthusiastic architect who gets excited by design just like we do so then you might be just who we are looking for.

McCullum Ashby Architects is a boutique practice (residential and commercial) that provides an ideal learning environment and we’re currently looking for a full-time graduate architect to join our team.

Tell me more about the role?

Well, the advantage of working in a boutique firm is that you will get your ‘hands dirty’ on all aspects of architecture design projects, including concept design, documentation for development applications and construction certificate submissions, preparation of 3d models and renderings, written reports, project management and client servicing.

You will need to have excellent design and documentation skills and the ability to communicate effectively. Attention to detail and independence are an absolute must, as is professionalism in dealing with clients.

Ideally you’ve completed an Australian architecture degree (or equivalent) in the past 2-5 years and gained relevant post-graduate work experience, though we will consider more recent graduates who have gained suitable experience during their study.

You will also need excellent time management and organisational skills to successfully juggle a number of projects at once.

You should also enjoy working in collaboration and be happy to pitch in whatever the task – initiative, creative thinking and enthusiasm will take you far!

Interested?
Please email your CV to staff@mccullumashby.com.au or apply via Seek

And be sure to let us know what your core skills are that will wow us and where would you like to / need to develop!

APPLICATIONS CLOSE 4pm FRIDAY 20th MAY 2016.

Is your property heritage listed? Are you wondering if you can still develop your site with multiple dwellings?

McCullum Ashby Architects recently received approval for six new luxury townhouses on a heritage listed property in Ku-ring-gai Council area.

The Development Application involved initially sub-dividing the large parcel of land of 8,693sqm into two lots. The existing dwelling is to retain the front half of the block totalling 3,844sqm creating a new battle axe allotment to the rear of 4,849sqm. To offset the significant costs of this work, the rear of the property is to be subdivided into a community title development with six new townhouses and a communal lot which will contain the Blue Gum High Forest (BGHF) zone and the communal driveway. It is then proposed to carry out substantial conservation works to the existing heritage listed item including additional improvements such as a new in-ground pool to the rear.

Given townhouses were NOT permissible in the 2(c) or now R2 zone, the application was made under the Heritage Incentive provisions of the Ku-ring-gai LEP. The subsequent approved project was a great outcome as the original home was going to be lost altogether and now it will be restored back to its flamboyant self.

An extract from the heritage incentive provision:

The consent authority may grant consent to development for any purpose of a building that is a heritage item or of the land on which such a building is erected, or for any purpose on an Aboriginal place of heritage significance, even though development for that purpose would otherwise not be allowed by this Plan

Most developers are reluctant to purchase heritage listed properties due to the inability to develop the sites, however this project demonstrates that if the heritage incentive provisions are applicable and you have the right team behind you; that good outcomes are possible for both developer and the broader community.

The original heritage item ‘Rothiemay’

McCullum Ashby Architects was engaged to design a substantial residence on one of the premier streets of the Upper North Shore of Sydney. Telegraph Road Pymble contains many large homes set in well-established gardens. Many of these dwellings are heritage listed and in fact directly adjoining the site is a state heritage listed house “The Coppins” which was designed by the well regarded architect, Walter Burley Griffin (who was also responsible for designing Canberra).

The proposal involves the demolition of an existing single storey brick gardener’s cottage
and tennis court and construction of a new two storey home with pool and tennis court. The building
has been influenced by the adjoining Walter Burley Griffin architecture through the use of a heavy sandstone base
with a secondary first floor render and zinc cladding materials with a large sweeping low pitched roof line over.
The building has been separated into three distinct pavilions with lightweight connections between
each to reduce the overall scale of the grand home.

What results is a contemporary interpretation of a classic luxury home.

The Development Application was recently lodged with Ku-ring-gai Council and is within the area if Ku-ring-gai Local Environmental Plan (Local Centres) 2012 (LEP) The Local Centres Development Control Plan (DCP). The property address is officially listed as 3 Graham St Pymble and is currentlly listed for sale with Chadwicks Real-Estate.

Last Thursday 29th May 2014 we obtained approval for a development application (DA) for the provision of twenty 2 bedroom units on a 3,200m² site in a low density residential area of Pennant Hills. The proposal at 16-18 Werona St Pennant Hills involves a basement car park with twenty car spaces and a lift to the ground floor level with five separate two storey residential flat buildings. Each building comprises four units compromising two units above and two units below with a total GFA of 1,885m² or an FSR of 0.59:1.

Whilst the site zoning definitions in Hornsby Shire Council municipality have now changed to prohibit this form of multi-dwelling housing in R2 low density zoned areas, we managed to lodge the DA just seven days before the revised legislation was gazetted and thankfully there was a savings provision allowing the DA to be assessed under the previous legislation. This form of development is still permissible in those Council areas which allow for multi-dwelling housing.
Under preliminary review, Hornsby Shire Council recommended the application to the Joint Regional Planning Panel (JRPP) for approval in their assessment report despite sixty-one written objections to the application and a petition for refusal with two hundred and twenty-four signatures.
Whilst the submitted application complied with all of the numerical guidelines within the State Environmental Planning Policy (Affordable Rental Housing) 2009; the majority of the proponents argued that the proposal was out of character with the area which wouldn’t therefore comply with Clause 30A: “A consent authority must not consent to development to which this Division applies unless it has taken into consideration whether the design of the development is compatible with the character of the local area’.
In response we argued that the existing site was easily capable of achieving five single residential lots of 500m² with individual two storey dwellings on each lot. These buildings would be in a similar location to the five residential flat buildings but also of similar character in bulk, scale and form not to mention materials and landscaped areas.

McCullum Ashby Architects was recently featured for a product case study by Weathertex for a new contemporary three bedroom home in Wahroonga.

Download the case study.

The architectural form was born from the clients Japanese heritage which inspired a carefully crafted home. The dwelling was designed as a modular light weight timber framed building clad in Weathertex panels. Two types of panels were used, the Exteriorboard was used sporadically in a matrix style feature geometric patterning and Selflok Ecogroove weatherboards laid vertically elsewhere. The design incorporated a number of Spotted Gum decks including the drama filled entry boardwalk. The decks not only provided a literal connection from home to ground but also reflects the site’s bush heritage.

Weathertex is an Australian owned and Newcastle manufacturer of external timber cladding. The cladding is available in both traditional an contemporary profiles and with a zero carbon footprint is a great and natural product alternative for any home.

The builder for this project was Admire Build Pty Ltd and the home was constructed under an ABIC-SW 2008 contract with McCullum Ashby acting as contract administrator throughout the contract duration.

McCullum Ashby Architects are very happy to see that the construction has commenced on this project with the concrete slabs for the rear 2 buildings poured this week. This followed Council rapid approval of the development application within 3 months from the date our plans were lodged. Demonstrating that well designed and documented DA’s can minimise issues with Council and speed up the approval process.

Our client is extremely happy that we achieved 16 units on 2,300sqm which was made up of 14x 2 bedroom 70sqm = 2x 1 bedroom. All car parking is on grade to reduce construction costs and time-frame for the build. The client has to only hold 20% of the development or 4 units as affordable rental for 10 years due to the total floor space of 1,142sqm or 0.50:1 ratio. The rest can be sold as strata title immediately. If the client chose to sell the last 4 units they would have a restriction on their rental return until the 10 year period is up.

The Affordable Rental Housing SEPP allows development on properties in some low density areas which are either 400m from a qualifying bus stop or 800m from a railway station as long as the sites are zoned to permit the type of development proposed. The types of development can include In-fill Development, Granny flats/ secondary dwellings, new generation boarding houses, Social Housing, Group Homes, Supportive Housing.

Construction is complete on another new home in Wahroonga.

This property contained a dilapidated brick home and was a opportune project to knock down and rebuild. The site was challenging as it contained critically endangered habitat including species of the Blue Gum High Forest. The client’s brief was to create a new contemporary home that was affordable to construct but also considered the impact of the dwelling on the environment not only today but into the future.

Our architectural design for this home features three bedrooms plus study, an open plan living area, alfresco outdoor area and basement storage. The dwelling was designed as a modular light weight timber framed building clad in Weathertex panels. Weathertex is a lightweight, recycled timber board that has a zero carbon footprint.

The project was approved by Ku-ringg-ai Council under their current planning controls, the KPSO and DCP 38. The project was contract administered under ABIC-SW 2008 by Murray from our office who maintained a hands on role from design through to today.

Are you considering a knock down and rebuild? Please do not hesitate to contact Murray in our office for a no obligation appraisal of your home’s potential.
