We are very please to see that construction has commenced on our design for a contemporary new home on the escarpment overlooking the beautiful Berowra Waters.

In 2014 our clients came to us with a green site sold as part of a new subdivision in Berowra within the Hornsby Council area. The site embraces the top of the Turner Road ridge and commands amazing panoramic views of Berowra Creek. The site however is not without challenge being a BAL-FZ and BAl-40 bushfire prone lot and those views are all westerly which creates some interesting architectural challenges.

The architectural form of the design is born from its setting resulting in a longitudinal building embracing the ridgeline but allowing the occupants to undertake a journey through a series of separable zones of the home to allow efficient thermal control but also suit the owners lifestyle. The dwelling provides commanding views from every room of the house yet each room has been individually considered so that privacy is maintained and the thermal comfort maintained. The architecture is defined by a contemporary industrial style embracing simplicity of materials expressed through the use of galvanised steel, raw and polished concrete as well as lots of glass.

McCullum Ashby Architects are proud to feature this home on their website and look forward to posting updated photos as the build progresses.

Work commences on site, March 2016.

McCullum Ashby Architects was engaged to design a substantial residence on one of the premier streets of the Upper North Shore of Sydney. Telegraph Road Pymble contains many large homes set in well-established gardens. Many of these dwellings are heritage listed and in fact directly adjoining the site is a state heritage listed house “The Coppins” which was designed by the well regarded architect, Walter Burley Griffin (who was also responsible for designing Canberra).

The proposal involves the demolition of an existing single storey brick gardener’s cottage
and tennis court and construction of a new two storey home with pool and tennis court. The building
has been influenced by the adjoining Walter Burley Griffin architecture through the use of a heavy sandstone base
with a secondary first floor render and zinc cladding materials with a large sweeping low pitched roof line over.
The building has been separated into three distinct pavilions with lightweight connections between
each to reduce the overall scale of the grand home.

What results is a contemporary interpretation of a classic luxury home.

The Development Application was recently lodged with Ku-ring-gai Council and is within the area if Ku-ring-gai Local Environmental Plan (Local Centres) 2012 (LEP) The Local Centres Development Control Plan (DCP). The property address is officially listed as 3 Graham St Pymble and is currentlly listed for sale with Chadwicks Real-Estate.

We just obtained DA approval for four (4) x 3+ bedroom dwellings on a site of 1,747sqm in Gladesville. The process took 3 months and 29 days from lodgement to Council approval.

The site presented a number of complex challenges including:

Bushfire buffer zone.

Steeply sloping site and working within the building and wall height controls.

Non-complaint street frontage.

Narrow lot layout and vehicle manoeuvring.

Dual occupancy site separation clause.

Significant trees in close proximity on adjoining sites.

Sewer main cutting through the middle of the site.

Significant cut & fill.

The application was lodged to the City of Ryde Council as a three (3) stage application. Stage 1 the subdivision, Stage 2 the two front dwellings and Stage 3 the rear two dwellings. The new DRAFT LEP 2013 increases the street frontage requirement from 15m to 20m therefore given our non-complaint lot width of 14.7m the property owner wasted no time in lodging the application under the current legislation.

If you have a similar site and are looking to develop it as dual occupancy (attached or detached) please don’t hesitate to call us to discuss how we can help you obtain a high yield in a short time frame.

View from the street.

McCullum Ashby Architects is very happy to report that we recently obtained DA approval for a new contemporary home in Berowra. Our clients were very happy as they were able to create a Torrens title subdivision of their existing property into two lots which enabled them to unlock some of the value in their existing property. The site was also heavily restricted by Bushfire controls with a 29 metre asset protection zone combined with compliance with BAL 40 AS 3959 – 2009 Construction of buildings in bushfire-prone areas and Planning for Bushfire Protection 2006. We are confident that we can design a great home in any bushfire prone zone.

If you have a large block of land and are interested in seeing if it is possible to obtain a Torrens Title Subdivision please call our office to discuss.
