				<content:encoded><![CDATA[<p>We are very please to see that construction has commenced on our design for a contemporary new home on the escarpment overlooking the beautiful Berowra Waters.</p>
<p>In 2014 our clients came to us with a green site sold as part of a new subdivision in Berowra within the Hornsby Council area. The site embraces the top of the Turner Road ridge and commands amazing panoramic views of Berowra Creek. The site however is not without challenge being a BAL-FZ and BAl-40 bushfire prone lot and those views are all westerly which creates some interesting architectural challenges.</p>
<p>The architectural form of the design is born from its setting resulting in a longitudinal building embracing the ridgeline but allowing the occupants to undertake a journey through a series of separable zones of the home to allow efficient thermal control but also suit the owners lifestyle. The dwelling provides commanding views from every room of the house yet each room has been individually considered so that privacy is maintained and the thermal comfort maintained. The architecture is defined by a contemporary industrial style embracing simplicity of materials expressed through the use of galvanised steel, raw and polished concrete as well as lots of glass.</p>

				<content:encoded><![CDATA[<p>We just obtained DA approval for  four (4) x 3+ bedroom dwellings on a site of 1,747sqm in Gladesville. The process took 3 months and 29 days from lodgement to Council approval.</p>
<p>The site presented a number of complex challenges including:</p>
<ul>
<li>Bushfire buffer zone.</li>
<li>Steeply sloping site and working within the building and wall height controls.</li>
<li>Non-complaint street frontage.</li>
<li>Narrow lot layout and vehicle manoeuvring.</li>
<li>Dual occupancy site separation clause.</li>
<li>Significant trees in close proximity on adjoining sites.</li>
<li>Sewer main cutting through the middle of the site.</li>
<li>Significant  cut &amp; fill.</li>
</ul>
<p>The application was lodged to the City of Ryde Council as a three (3) stage application. Stage 1 the subdivision, Stage 2 the two front dwellings and Stage 3 the rear two dwellings.  The new DRAFT LEP 2013 increases the street frontage requirement from 15m to 20m therefore given our non-complaint lot width of 14.7m the property owner wasted no time in lodging the application under the current legislation.</p>

				<content:encoded><![CDATA[<p>McCullum Ashby Architects is very happy to report that we recently obtained DA approval for a new contemporary home in Berowra. Our clients were very happy as they were able to create a Torrens title subdivision of their existing property into two lots which enabled them to unlock some of the value in their existing property. The site was also heavily restricted by Bushfire controls with a 29 metre asset protection zone combined with compliance with BAL 40 AS 3959 – 2009 Construction of buildings in bushfire-prone areas and Planning for Bushfire Protection 2006.    We are confident that we can design a great home in any bushfire prone zone.</p>
