<p>If an existing residence possess a heritage significance it is important that prior to any development or works on site that an archival report be submitted to the councils heritage advisor. In many cases archival records are required by authorities (such as local councils or the Heritage Council) as part of a conditional approval for work to be carried out. The amount and type of record required will usually depend on the degree of significance of the item. The archival recording of buildings is undertaken in accordance with the Heritage Council of NSW and the Heritage Branch of the Office of Environment and Heritage. The archival documentation of heritage related buildings is a service that we are able to provide to both commercial and private clients from all sectors. 				<content:encoded><![CDATA[<p><span style="font-size: 14px; line-height: 1.5em;">McCullum Ashby Architects was engaged to design a substantial residence on one of the premier streets of the Upper North Shore of Sydney. Telegraph Road Pymble contains many large homes set in well-established gardens. Many of these dwellings are heritage listed and in fact directly adjoining the site is a state heritage listed house “The Coppins” which was designed by the well regarded architect, Walter Burley Griffin (who was also responsible for designing Canberra).</span></p>
<p>The proposal involves the demolition of an existing single storey brick gardener’s cottage<br />
and tennis court and construction of a new two storey home with pool and tennis court. The building<br />
has been influenced by the adjoining Walter Burley Griffin architecture through the use of a heavy sandstone base<br />
with a secondary first floor render and zinc cladding materials with a large sweeping low pitched roof line over.<br />
The building has been separated into three distinct pavilions with lightweight connections between<br />
each to reduce the overall scale of the grand home.</p>
<p>What results is a contemporary interpretation of a classic luxury home.</p>
<p>The Development Application was recently lodged with Ku-ring-gai Council and is within the area if Ku-ring-gai Local Environmental Plan (Local Centres) 2012 (LEP) The Local Centres Development Control Plan (DCP). The property address is officially listed as 3 Graham St Pymble  and is currentlly listed for sale with Chadwicks Real-Estate.</p>

<p>Want a fast DA approval?</p>
<p>McCullum Ashby Architects have just beaten our own previous record for the fastest DA approval ever, our new record is 33 days from the date of lodgement!</p>
<p>We submitted a development application for major alterations and additions to a existing 1888 Italianate cottage which is classified as a contributory item  in a conservation area in Glebe (City of Sydney Council LGA). The proposed design involves both conservation works for the existing cottage plus a significant modern addition to the rear of the dwelling.</p>
<p>To fast track the application approval process we utilised the following steps:</p>
<p>1) Sharing the design with direct neighbours prior to lodgement to seek feedback and check off any concerns.</p>
<p>2) Submitting DRAFT plans to Council for Pre-DA advice prior to formal lodgement.</p>
<p>3) Engaging a heritage conservation expert early on to provide appropriate advice as we developed the design concept (rather than trying to post-fit it to heritage requirements).</p>
<p>4) Preparing clear documentation with photomontages showing before and after, as well as similar aspects of additions in the surrounding suburbs.</p>
<p>Council’s assessment officer’s response was an “<em>awesome looking</em>” design backed-up by a “<em>good quality proposal</em>”.</p>

				<content:encoded><![CDATA[<p>Construction has commenced of Stage 2 of major alterations and additions to a heritage listed 1880&#8242;s terrace house at 13 Bourke St Woolloomooloo.  The owner/builder will remain  living in the home during the construction works which has been a challenge but they are managing to survive by with use a temporary kitchen whilst the works go on around them. One the 1<sup>st</sup> floor the addition involves an additional  bedroom with large rear deck, new bathroom with an free standing bath, connected with a glass link to a new larger open living area, whilst on the ground floor; the alterations include a new kitchen designed and detailed by our firm and new garage with glass rood over and court yard opening up from the kitchen to allow seamless indoor/outdoor living.  The design intent was to introduce as much natural light as possible into the traditional terrace building.</p>
